    Expats can borrow up to 100% of the property’s value with all mortgage providers that we work with, or up to 106% when financing energy-saving measures. But you must pay additional purchase & mortgage-related costs or taxes from their own funds.

    Can expats in the Netherlands get a mortgage even if they don't have permanent residency?

    Many expats can obtain a mortgage if they provide a valid residence permit and steady income, even on a temporary contract—with lenders requiring a letter of intent or continued employment renewal proof. Highly skilled migrant or UK withdrawal agreement treaty visa are temporary residence permits for example where you can finance up to 100% of the property value.

    Are there special considerations for expats regarding income from abroad or the 30% tax ruling?

    In case your income is from abroad or paid in another currency then there is a limited amount of mortgage lenders to choose from. In case of income in another currency then a 10% margin will be deducted for potential currency fluctuation risks. The 30% ruling can lower your taxable income, allowing you to qualify for a slightly larger mortgage in a custom mortgage set up.

    What types of mortgages are available and which are eligible for tax deductions (renteaftrek)?

    Common options include annuity (“annuïteitenhypotheek”) and linear (“lineaire hypotheek”) mortgages that are paid off in a maximum of 30 years. Both currently eligible for mortgage interest tax deductions while interest-only mortgages generally are not tax deductible anymore.

    In case I overbid on a property, do I have to pay the difference compared to the asking price from my own savings?

    No, the asking price is generally irrelevant. What is important is the valuation that you will arrange once your offer has been accepted. You can finance up to 100% of the property value, so in case the value is lower than the purchase price, then that is the difference you have to pay from your own savings. In many cases even with high overbid amounts we see valuations very similar to the purchase price.
